Speciality coatings protect infrastructure from corrosion, moisture and chemical attack. Here's what they are, why they matter, and how to specify them.

India is building faster than it has ever built before — and quietly, a category of high-performance materials is deciding whether those assets last 10 years or 50. Speciality coatings rarely make headlines, but for developers, contractors and asset owners they have become the difference between a project that endures and one that becomes a maintenance liability. The Indian speciality coatings market, valued at roughly USD 1.3 billion in 2025, is expected to nearly double to USD 2.3 billion by 2030 — a 12.08% CAGR that reflects how central protective coatings have become to infrastructure strategy. Here's what every infrastructure professional should understand.

What Is a Speciality Coating?

A speciality coating is an engineered protective layer applied to concrete, steel or façade surfaces to shield them from the forces that cause deterioration — corrosion, moisture ingress, chemical exposure, UV degradation and temperature stress. Unlike decorative paint, its job is performance: creating a durable barrier that slows weathering, cracking and corrosion over an asset's lifetime. As BirlaNu's Vijay Lahoti puts it, new-generation systems "can provide corrosion protection, waterproofing, crack-bridging and chemical resistance within a single system."

Why It Is Needed

The economic case is straightforward: preventive protection is far cheaper than repair. Moisture, chemicals, pollutants and temperature swings accelerate wear, and every unplanned intervention carries repair costs, operational disruption and reputational risk. Upfront investment in quality coatings, industry leaders argue, sharply lowers long-term expenditure.

There's also a regulatory driver. Under the RERA Act, developers are now liable for structural defects and workmanship issues for up to five years after possession — making durable protection a matter of financial exposure, not just quality. Standards reinforce the point. Nippon Paint India's Subash Gaijes Selvaraj notes that specifying coatings to rigorous global standards such as ISO 12944:2018 and NORSOK M501 is "the difference between a 10-year maintenance cycle and a 25-year one." Layer in green building norms, ESG commitments and government guidance, and the shift from upfront price to lifecycle performance becomes inevitable.

Where It Is Applied — Use Cases

Speciality coatings earn their keep in demanding environments where ordinary finishes fail:

  • Coastal and marine infrastructure — zinc-rich primers combined with epoxy and polyurethane systems defend against salinity, humidity and chloride attack.

  • Chemical and petrochemical plants — specialised epoxy linings, polyurethane coatings and chemical-resistant systems protect storage tanks, pipelines and containment areas from chemical attack.

  • Tunnels and underground structures — waterproofing membranes and elastomeric coatings provide crack-bridging and resistance to seepage and microbial activity.

  • Bridges and steel structures — high-build epoxy and zinc-rich systems deliver cathodic and anti-corrosion protection.

  • Buildings and façades — cool roof coatings, elastomeric waterproofing and breathable mineral paints manage heat and moisture in extreme-summer, heavy-monsoon climates.

When It Should Be Applied During Construction

The most important shift is that coatings are no longer an afterthought. As Wave City's CJ Singh observes, "preventive protection strategies, including the use of high-performance coatings, are now being integrated at the design stage itself." Specifying the right system early — matched to the asset's environment and expected service life — is what unlocks the 25-year maintenance cycle rather than the 10-year one.

Application quality is equally decisive. Nippon Paint's Selvaraj warns that even the best coating "delivers only a fraction of its designed performance if applied incorrectly, in the wrong conditions, at the wrong film build, over inadequately prepared surfaces." That makes surface preparation, film thickness and curing conditions — ideally overseen by NACE/AMPP-certified inspectors — as critical as product selection.

The Indian market features a mix of global paint majors and specialist formulators. Names shaping the category include Nippon Paint India (industrial and protective coatings validated to international standards), Lubrizol Paints and Coatings (acrylic-PU hybrids, low-VOC platforms such as Turboset™), BirlaNu (epoxy, polyurethane and multi-functional systems), Zydex Group (nanotechnology waterproofing and mineral paints), U-Sphere (anti-corrosion and smart-coating systems) and HOH108 (House of Hancet 108) (advanced waterproofing and anti-corrosive systems for developers).
